Tenant in the Spotlight: Johnathan Razbannia

We are excited to announce that one of our Encino tenants, Johnathan Razbannia, President of JMR Holdings, will be on radio station 670AM on October 17, 2011 to share insightful information regarding property tax reassessments. JMR Holdings provides an array of services that compliment developers needs, such as assistance with obtaining entitlements for subdivision of land, as well as providing reassessment services for properties that have been incorrectly assessed resulting in higher property tax payments.
Reassessments are accomplished through the evaluation of property taxes for the fiscal year to verify if there would be any merit for a reassessment of the property taxes. This applies to a single-family residence, multi-family residence, commercial, and vacant land parcels purchased in 2002 to the Present. In some instances, JMR Holdings has been able to date back as far as four years in obtaining refunds on tax bills. In fact, JMR Holdings recently had a successful outcome in which the assessment of a new construction project totaling 9.2 million was reduced to 7.5 million, resulting in a total savings of $50,000.
The Property tax reassessment deadline for 2011 is November 30th, so if you would like to inquire about how to possibly reduce your taxes please contact the office of JMR Holdings for a free consultation at (818) 201-0441 or contact him via email at jrazbannia@jmrlanduse.com. Visit his firm on the web at www.jmrlanduse.com.

Please remember to tune in to radio station 670AM on Monday, October 17th from 1:30-2:00PM for some timely information relating to property tax reassessment and a potential tax savings opportunity!

The Summer Parties Continue at Barrister

Summer is a great time for parties with friends, family, and fellow tenants at your Barrister suite!  This Wednesday, July 20th,  Barrister Executive Suites, Inc. will be hosting a Tenant Meet and Greet Networking Mixer in Encino.

Barrister’s tenant mixers are the perfect environment for tenants to develop professional relationships.  Hosted by Barrister, tenants have a chance to take a break from work without leaving the suite and straying too far from their office.  “We have seen that tenants feel comfortable referring business to other professionals within their suite,” says Suite Manager, Sondra Hollis.  “They have a better idea of how that tenant runs their business or how that person works with clients rather than if they read a description online.  And our mixers give the tenants a chance to share their business and expertise with fellow tenants.”

Stay tuned for pictures from the event!

The mixer will be held on Wednesday, July 20, 2011, from 12-2 PM in Barrister’s large conference room at 15760 Ventura Boulevard, 7th Floor, Encino, CA, 91436.  For more information, please call 818.788.2664 to speak with Suite Manager, Sondra Hollis.

Tenant in the Spotlight: Gerald Fogelman

A current Barrister Tenant at Encino’s City National Bank Building has been published in the May 2011 San Fernando Valley Bar Association Magazine, Valley Lawyer.  His article, “Marijuana Possession and the Law: What Attorneys Need to Know” covers recent changes to California state law on marijuana possession.

Fogelman’s article discusses the new law and how lawyers can best represent their clients charged with a marijuana infraction.  The article begins by explaining that the new law of possession for less than an ounce marijuana is now an infraction, not a misdemeanor.  Fogelman cites recommendations when representing a client and the best way to review a case in certain circumstances.  The article also explains that given the fact that a person is charged with an infraction rather than misdemeanor, the person charged is “. . . not entitled to a trial by jury, nor is one entitled to have the public defender, or other counsel appointed at public expense .  .  .  However one does have the right to retain an attorney at his expense.”  As Fogelman states in his article,  “The Health and Safety Code, related Penal Code, and related Vehicle Code provisions regarding personal possession of marijuana, as well as an additional layer of code sections relating to the law regarding personal possession of marijuana for medical purposes, can be a maze to understand.”

The Law Offices of Gerald L. Fogelman handles all State, County and City criminal defense matters in the State of California. Mr. Fogelman is the founding member of his law firm. He regularly appears in Los Angeles County, Ventura County, and Orange County and has traveled to other counties in the State when retained to do so. Mr. Fogelman represents the accused in defense of every type of criminal offense, whether the client is an adult or juvenile, whether felony or misdemeanor.  Gerald L. Fogelman is a former Deputy District Attorney who has practiced criminal defense since 1978, representing both adults and juveniles.

Tenant in the Spotlight: Lara Lamb

On May 8th, Lara Lamb, financial planner, was interviewed by the Los Angeles Times to get her professional advice for Los Angeles Times’ Money Makeover in the Sunday Business section.  The Los Angeles Times asked Lara Lamb to evaluate Gwen Stewart’s finances to determine if she was able to buy a house, a long time dream of Stewart’s.   Stewart is a singer and actress best known as an original cast member of the Broadway musical, “Rent.”

Lamb reviewed Stewart’s cash accounts, retirement account, and stocks.  Lamb made many recommendations to ensure Stewart’s short term and long term financial stability.  Most importantly, Lamb considered Stewart’s lack of healthcare.  Given the line of work that Stewart is in, her employment fluctuates year to year and Stewart does not always qualify for her union’s health insurance plan.  This was Lamb’s number one concern.  With no insurance, there is too high of a risk that she would lose her savings on medical bills.  Lamb and Stewart reevaluated Stewart’s financial priorities and concluded that a job which offers health insurance is a great first start.

Lara Lamb is a current Barrister tenant at the City National Bank Building in Encino where she runs her financial planning company, Lamb Financial Planning, LLC.  Lamb has developed a unique firm that provides financial planning service on an hourly fee-only basis.  Lamb works only for her clients and provides completely independent advice.  She does not accept third-party compensation and therefore there will be no conflicts of interest when evaluating her client’s finances and when making recommendations.  She has no minimum requirements for account value.

“It’s exciting to see people discover the benefits of fee-only financial planning for professional advice and asset management services,” Lamb says. ”Because I work solely for my clients, I have one focus: Empowering my clients with the information and perspective they need to make sound financial decisions, at every stage of life.”
